The 1% Loan Program for Black Borrowers is Now LIVE!

If your home has been sitting on the market, more often than not, the problem is one (or both) of these things: price and marketing.

PRICE

Just like in the grocery store, when buyers shop for homes, they comparison shop. After seeing a few homes, it won’t take long for buyers to know when a home is overpriced.

Remember, overpriced = overlooked.

I know what you’re thinking.. I can just price it high and lower the price later if nobody bites. Rookie mistake.

When your home has been on the market for longer than normal, buyers start to wonder what’s wrong with it, and lowering the price only makes it worse. Don’t give up any negotiating power by pricing your home too high.

You want choosing your home to be a no-brainer when buyers walk through the door. Click here for a free, in-depth market analysis so your home is priced correctly from the beginning.

MARKETING

Who cares how great your home is if nobody knows about it?

Talk to your agent about the marketing strategy to get your home sold. Are they actively targeting potential buyers or waiting for them to appear out of thin air?

Marketing isn’t just fancy videos and nice mailers. It also includes listing photos and showings. Your home should be presented in the best light from the initial photos to the showings to the final walkthrough.

Crisp, clean professional photography is a must. At showings and the buyer’s final walkthrough, your home should be pristine. Poorly-lit images, clutter in the photos, unkept lawns will turn away buyers.

If your home isn’t selling, take a hard look at the pricing and marketing to create a better strategy to get your home sold fast.

I offer a custom pricing and marketing plans for each seller to ensure your home sells for maximum value in minimal time. Let’s chat!
